Staging is highly important to us and here are a few tips that can help showcase your listing at its very best.

How to prepare the property for a photo shoot.
To make your property look its absolute best… please do the following in addition to cleaning your home:
GENERAL INFORMATION
We give each booking a 45min window of arrival.
If we are running late we will be in contact an hour before to give an ETA via text.
Each booking takes anywhere between 20mins to 2 hrs to shoot depending on the size so allow ample time for us to work our magic
CHECK THE WEATHER
If you are concerned about exterior shots during adverse weather or shooting in the dark. Then check the weather forecast and day light times. You are welcome to reschedule (as long as its 24 hrs before the booking)
Exterior Tips
– Remove all vehicles from driveway and from front of the home
– Move garbage cans & recycling cans out of sight
– Straighten deck and patio furniture
– Clean pool and pool area
– Remove shoes left outside near any doors
– Remove old/unused flower pots
– Remove any outdoor toys, garden tools, bikes, etc. If these items must remain outside, make sure they are in a neat order
– Ensure the landscaping looks its best
– Wrap up any hoses that are left around the garden.
-Remove any Realtor “For Sale” signs where possible
– Clean the windows where possible
– BBQ or Grilling plate covers can be removed If they are looking less than presentable.
FOR ALL ROOMS
– Declutter, declutter, declutter! De-clutter as much as possible!
– Remove piles of bills, newspapers, magazines, etc.
– Working lights are preferred, so where possible replace any broken bulbs
– Make all beds and put away clothing
– Vacuum and clean all carpets
– Remove all personal care items from sink, shower, bathtubs, and counters
– Ensure all toilet lids are down, clean mirrors, and hang fresh towels
– Hide pet beds, food and water bowls, litter boxes, and toys
– Make sure kitchen sinks are empty and clean
– Declutter kitchen counters, refrigerator door, etc
– Remove pictures that could identify owners or rental occupants
– Remove or empty trash cans in all rooms
– Ensure all furniture is tidy and in order
– Open all doors to each room
– If possible, hide all electronic wires
– Hide clothes and shoes from sigh
TO HIDE ITEMS
– Trash cans – interior & exterior
– Pet food/water
– Pet toys
– Pet cages
– Tooth brushes
– Hair brushes
– Tissue boxes
– Bath robes
– Towels on racks that are not decorative or luxury towels
– Grill overs
WINDOWS AND BLINDS
Each property is treated differently dependent on a few things. So lets take a look at how we treat windows, blinds and sheers in different situations.
THE KITCHEN
– Remove all surface items like kitchen roll, kitchen utensils, plus floor mats and dishcloths.
– Creating more space will help create a better ambiance.
– Clean oven cooktops
– Make sure all surfaces are wiped clean, including any appliances.
– Fridge magnets must go too.
– Turn on all lights & extractor fan lights
DINING ROOMS
– Ensure the area is free of all clutter
– Add a centerpiece such as candles or flowers
– Turn on all lights
BATHROOMS
– Remove shampoo bottles and other personal hygiene items from shower recess or bath
– Remove toothbrushes, toothpaste, shavers from bench tops
– Fold towels neatly over towel rails or remove completely
– Turn on all lights
– Floor mats can be moved too as well as any utensils.
– Clean all surfaces where applicable including mirrors.
LIVING &FAMILY ROOMS
– Switch on all lights and table lamps
– Hide any extension cables or speaker cables
– Tidy any general clutter on shelves etc
– Any pictures that could identify the owners should ideally be removed.
– Hide TV remote controls & surface items that are easily moved such as magazines.
– Clean all surfaces where applicable including mirrors.
BEDROOMS
– Make the beds and plump the pillows. Highly recommend finding the best colors to match your room.
– Remove any bedside alarm clocks, books, phones, chargers etc
– Turn on all lights including bedside lamps
– Hide any personal effects from surfaces and make sure all draws and closets can close shut.
